Commercial finance for Australian businesses

Commercial lending is fundamentally different to residential. Lenders assess commercial loans based on the property itself (income-producing potential, tenant quality, location, lease terms) as well as the borrower's financial position. There's no LMI equivalent, you simply need a larger deposit, and the rates reflect higher risk.

Types of commercial finance we arrange

Owner-occupied business premises
Buying the building your business operates from. Often better rates than pure investment commercial property because the owner-occupier reduces vacancy risk. Can be held in your own name or company structure.
Development finance
Construction and development loans for commercial projects. Requires a detailed feasibility, pre-sales/pre-leasing depending on scale, and specialist lender assessment. We work with a small panel of development lenders.
Business term loans & lines of credit
Secured business lending using commercial or residential property as security. Working capital, expansion, equipment purchase, or business acquisition. We assess what's available given your asset base and business income.

What lenders look at for commercial loans

  • Loan-to-value ratio (LVR), typically 60–75% for commercial
  • Debt service coverage ratio (DSCR), rental income vs loan repayments
  • Property type, location and tenant quality
  • Lease terms and vacancy risk
  • Borrower's financial strength (business financials + personal)
  • Security structure (personal guarantees, cross-collateralisation)

How structure matters in commercial finance

Getting the structure right in commercial lending is even more important than in residential. A poorly structured commercial loan can expose your personal assets unnecessarily through personal guarantees, limit your ability to access equity later, or create tax inefficiencies.
